If you’re looking for an oceanfront honeymoon or group vacay villa, Sea’s Edge is perfect. It has easy ocean access and a private infinity pool so guests can relax in the water however they want. The Master Suite is upstairs in the Main House, perfect for a honeymoon. If you want to bring friends, there’s a three-story Cottage with four king and queen suites that are also luxurious.

Sea’s Edge villa is perched on a cliff between Monte Bay and Klein Bay. This oceanside home is powered by solar panels and has a private staircase leading to the sea.

Sea’s Edge has a fitting name, because it gets guests as close to the water as possible. By the sea, there’s a dock and a gazebo with a porch swing. The villa’s infinity-edge pool seems to pour into the water below, and a lounging terrace and veranda run along the opposite side. Guests can sunbathe or relax in the shade thanks to the daybed, armchairs, and al fresco dining table. There’s even a billiards table on the veranda for a game with a view. The living room is open to the breeze through several arched doorways. The kitchen is well-sized, with white cabinetry and stainless steel appliances. It also features a wine cooler, large prep counter, electric stovetop, and double sink. The formal dining room also opens to the veranda and lush gardens, with seating for 8. The Master Suite sits alone on the upper level of the Main House, with a king bed, Smart TV, library, lounge, ensuite bathroom, and private balcony overlooking the sea. Three Queen Suites and a King Suite/Twin Suite are in the three-story Cottage, and each suite has a private bathroom, balcony access, Smart TV, and ocean view. The lower level suite has its own kitchenette and living room with a flatscreen TV and library. The entire villa also enjoys a SONOS sound system and WiFi.

Sea’s Edge sits above Rendezvous Bay and is only a 10 minute drive from restaurants and shops in Cruz Bay. This fully air-conditioned villa would be ideal for a group vacation or a honeymoon.

This villa is amazing on every level! The pool and veranda are breathtaking with spectacular views. Every bedroom has ocean views and private decks or balconies. The master faces south and the other bedrooms face west, so the sunsets are beautiful. The landscaping and charming walkway right down to the ocean is incredible. We snorkeled right from the villa. The added bonus is that you are only 10 minutes or so from the Cruz Bay restaurants. You will love Seas Edge.

First class. This is our second time working with them and they do a great job.

We totally enjoyed our week at Sea’s Edge with its great bay views, infinity pool and perfect lanai. The house layout worked well for our family, it was well stocked with supplies, and the location made access to Cruz Bay and the beaches easy. When an unexpected maintenance issue occurred, the staff responded quickly to resolve it and the owner was very supportive and understanding. Having stayed at three different villas in St John, this home ranks highly on our families’ options for the future.

Very supportive, would recommend better coverage during the holiday season.

Seas edge was a true gem. Everything was fantastic.Very clean amd beautiful. Most of the time was spent enjoying the amazing pool overlooking the bay. Although I did not end up going into the ocean from the platform, I did spend time down there. Simply stunning. Loved the fact they had mosquito machines so bugs were not horrible at all.

Main house bedroom is very comfortable. Second house was suitable for the additional guests.
Totally worth every penny. I would stay here again.


Betsie and wheretostay.com were so helpful thru the rental process. Always responsive and quickly too. All the recommendations for rentals, cabs, and provisions were spot on.

What a beautiful villa!

Sea's Edge, St. John villa review

The villa had everything we needed to make our vacation one for the memory books! The place was just as described by its name, Sea’s Edge! The views were spectacular! We spied multiple turtles everyday as we relaxed in the infinity pool, and snorkeled right off the villa’s dock where we saw large rays and turtles and many varieties of colorful fish!

The accommodations were perfect for our large group of friends. Every couple had their own room - with a private entrance each - and each had a comfortable bed, its own bathroom and shower, and a private deck to enjoy the views. The main living area was inviting with a wifi stereo system that enable us to play island vibes while hanging out in the living room and by the pool. The kitchen was well stocked - perfect for any home chef! I absolutely loved cooking on the induction range!

We highly recommend Sea’s Edge and will return for another visit sometime soon!

I was not the one that made the reservation, but I hear Betsy was super helpful and very responsive.

The photos cannot do justice to the reality of this villa and its location in paradise. Situated atop an overlook to both Klein and Monte Bays, the views are absolutely stupendous. The stairway and stone path down to the water’s edge is a wonderful detail, and the snorkeling right from the swim dock was great!
The villa itself is so thoughtfully appointed, each of the five couples treated to a resort-like bedroom with equally amazing balcony views. No detail was left out throughout the home, from the huge patio and inviting infinity-edge pool, to the gourmet kitchen built for entertaining. Loved having the Sonos music system throughout. All of us agreed that this place was paradise and we spent more time enjoying the villa than we expected…even canceled a second boat excursion in favor of another fun day at “home”.
The personal experience provided by the greeter and everyone involved with the villa management was top notch as well. We will definitely be back!!

Really appreciated the detailed and thorough information provided by the WhereToStay.com site and Shawna throughout the booking. The reminders and prompts were welcomed as well.

This villa was even better than expected. We stayed for a week, family of 6 (all adults). It is located in a beautiful area, just a quick 10 min drive or so from Cruz Bay. Each bedroom/suite is private and allows for some quiet time—the private balconies are great! The house it equipped with everything you could want—every small kitchen appliance, dish, glass, cup, pan you will ever need is there. The speaker system is wonderful. They have all you need for the beach—towels, chairs, coolers. The best part of the house, though, is the outdoor area. The infinity pool overlooking the bay is fabulous. The deck and all the sitting areas is so relaxing. And then there is the gazebo which is just a neat little addition. The fact that one can snorkel right off the property is absolutely awesome. The only bad thing about having a villa this nice is that we felt guilty leaving to explore the island. We could have honestly spent the entire week just relaxing on the property! Looking forward to visiting again.

Our group had an amazing stay at Sea’s Edge.

Abigail (who met us at the dock and escorted us to the house) was friendly and welcoming, gave a thorough tour and made sure to answer any questions before she left. Every aspect of the house was well equipped, from the abundance of dishes and housewares in the spacious kitchen, floats by the pool, beach towels and coolers for day trips and plenty of linens for each bedroom and bath. The house is perfectly laid out, with multiple spots for gathering our group of 9 together for meals or games as well as the ability to spread out, with amazing views from every spot. Every spacious bedroom has a private balcony with gorgeous water views. The dock was perfect for snorkeling or launching paddle boards, as well as exploring the shallows below the house. We saw a lot of wild life right off the house, including beautiful fish, turtles and even a spotted ray.

We’d highly recommend Seas Edge and wheretostay.com to anyone looking for an amazing experience on this beautiful island.

We really enjoyed our time at Sea’s Edge! We usually vacation In January and the pool and water temperature can be hit or miss. But everything at Sea’s Edge was absolutely perfect! The pool gets full sun all day so it was warm enough to be dry comfortable and we could get sun all day long! Access to the water is super easy once you get the hang of it. You can swim all around the house, snorkel, and Kayak. We kept the kayak at nearby Klein Bay Beach which was a 5 minute walk - or swim! The house is well-stocked with all sorts of dishes and baking needs, so you can really make yourself at home. Shawna, as always, was fantastic to work with and make traveling easy! The Villa managers & Villa greeter Vicki went way beyond the call of duty to help us out and make our stay perfect. The Restaurants were beyond great and everyone was super careful with covid on the island. We felt very safe and hope to go back soon!

Shawna is extremely helpful to work with every year. She makes the trip super easy and always has great suggestions!

Five friends spent seven days at Sea’s Edge. Only two had spent time on the island prior to this visit. Experience with the villa, travel agent (Wheretostay), onsite representative and the owner (unknown) was excellent in all regards. The villa has direct access to the bays via private steps. Excellent snorkeling in both bays. The views were spectacular, especially the sunsets. Rooms and beds were very comfortable. Our only suggestion is to bring bug spray for no-see-ums. They bothered a couple of us when we were outside, but not all of us.

We hope to return someday with our children.

Andrew has provided our family with excellent service on multiple vacation rentals across the Caribbean. Very happy with his attention to detail and level of service.

Sea’s Edge’s pictures do not do it justice. It’s amazing for big groups, and everything looks and feels brand new. It’s on a perfectly quiet cove and has one of the most beautiful vistas you could possibly wake up to.

Beautiful views, great setup

Sea's Edge, St. John villa review

You can’t beat the location of Sea’s Edge. It’s an easy 10 minute drive to Cruz Bay or 15ish minutes to North Shore beaches but the best part is you don’t ever need to leave the house. Just a short walk (1 minute) down to the water access, where amazing snorkeling awaits. The views from the back deck overlooking the pool were breathtaking, only to compete with the balcony views from the three secondary bedrooms. The house is extremely well stocked with kitchen/barware/snorkeling gear/beach chairs and bags, etc. We had three generations, including 4 teenage boys and the room setup was great to give everyone their own space but also great gathering spaces to all be together. The living room is on the smaller end and the tv is way to high to watch comfortably but we only noticed bc we were watching playoff sports in the late evenings. The furnishings were nice but felt a little age, which is the reason for the 4 stars. The location and views were off the chart. We would definitely come back to this house.

Sea's Edge, St. John villa review

This villa is located in a quiet, beautiful location. We have rented in this area before so we were used to driving around St John, but it may be a bit much for some as the roads are narrow, hills are steep, and driving on the left is the rule. The villa has stunning views, almost everything you need, and the primary suite is lovely and most updated. It’s private and the only suite attached to the house. The other bedrooms are older but comfortable. Some in our group felt they could use some refreshing and would have preferred king beds. The suite with the kitchenette had a musty, damp smell and a very small bathroom, but a lovely patio and view. We had no hot water during our trip throughout the house, so we adjusted to lukewarm showers, some warmer than others. We called about this, lack of beach chairs and towels, & AC in the primary that was not cooling. Management did come with more chairs, towels, and sent someone to check AC & hot water. Nothing improved on either issue and it was impossible to get primary room temp lower than 73 at night. We prefer open doors & breezes, but it was very humid during our stay so needed AC at night. As long as the fan was running full speed it was comfortable enough to sleep, We enjoyed our stay at Seas Edge. It is in a beautiful location with excellent snorkeling off the floating swim dock, The house has no snorkeling equipment so we rented that and also rented a paddle board. Bring plenty of bug spray if you are susceptible.

Sea's Edge, St. John villa review

Being close to the water was a unique experience and view that we did like. The snorkelers in our group loved having access to get into the water just by walking down the stairs. Very relaxing to hear the water hitting the land. Pool size was very good. Villa was maintained but older. Bathroom in lower bedroom in the guest house was very small. Others were fine. Main home had a slight odor. Kitchen appliance offerings were good but cabinets were not of the best quality and tough to open and close and sticky. We did have to have maintenance on one of the ac units which leaked and key locks as 2 of the entry doors would not lock. Maintenance response time was good. Overall I felt the villa was acceptable and we don’t regret our choice but do feel it was a little overpriced with some of the items mentioned above.

Working with Shawna and her team was a very good experience. Villa management company was also very responsive.
