On the outside, Carlota Villa looks like a castle. Inside, you’ll marvel at the one-of-a-kind furnishings, such as the dining room table made from a Balinese monastery door. Carlota Villa is perched 500 feet on a hillside in the exclusive Upper Peter Bay development. An electronic gate and courtyard driveway set the atmosphere for privacy and luxury.
A coral stone staircase curves down towards the expansive terrace and an Italian, Baroque lion’s head fountain. Behind the lion’s head fountain, there’s a stainless steel gas rotisserie grill that connects to the kitchen and dining area via a rear hallway. A second Italian marble fountain gurgles at the edge of the T-shaped infinity pool, which blends into the 180º ocean view. The Peter Bay vista is dotted with the islets and cays of the U.S. and British Virgin Islands, and colorful, tropical sunsets end each day. A bamboo and marble wet bar with a mini-fridge and icemaker is ready for poolside libations and evening cocktails. The driveway courtyard has ample parking for three cars and an outdoor shower for post-beach rinses.
A fanciful castle turret, French terracotta tiles, Italian marble, and mahogany wood frames accented with bronze finishes add a luxurious tone to Carlota’s three pavilions. The air-conditioned main pavilion features a spacious Great Room and a large, gourmet kitchen with a cypress ceiling, Brazilian granite, custom mahogany cabinetry, and a breakfast bar. An 18th-century Balinese teak monastery door serves as the villa’s dining table, and a convenient powder room is right around the corner. On the other side of the Great Room, there’s a living area furnished with comfortable sofas, chairs, and a media center with a 75-inch Samsung Smart TV, a Bose Lifestyle 650 Home Theater sound system, and extensive movie and music collections.
An elegant curved staircase leads to the oversized master suite and home office on the second floor. This suite features a cathedral ceiling, mahogany wood flooring, custom-made ceramic light fixtures, and a Ralph Lauren four-poster bed. A large walk-in closet is adjacent, and mahogany doors open to a veranda furnished with loungers. The ensuite marble bathroom provides separate his-and her sinks linked by a massive wall-to-wall mirror, a Jacuzzi bathtub, and a glass-and-marble shower with native stone. Just outside the master bath, there’s a covered hot tub with a coral stone floor. Carlota’s third level includes a queen suite with a four-poster bed, ensuite bathroom, and ocean views.
Carlota’s second pavilion is on the other side of the pool terrace, and offers two air-conditioned king suites spread across two levels for privacy. Each suite features with a four-poster bed with Vera Wang mattresses, a Chinese antique armoire, and a covered balcony. Both ensuite bathrooms are outfitted with Italian marble, hand-crafted cabinetry, and a rain head shower with body-massage jets in the wall. The lower suite’s patio leads right into the pool. A laundry room with two washers and two dryers is on the lower level, and this area has a private service entrance for the housekeepers.
Across the courtyard, the charming Cottage Suite sits secluded from the rest of the property. This air-conditioned suite is outfitted with cool travertine tile, a living area, a balcony overlooking the main villa, a full bathroom, a small kitchen with a covered patio, and a king suite on the upper level. It has a full bathroom, a large veranda, a balcony, and an ensuite bathroom. Each of Carlota’s suites has a 40” Samsung SmartTV with a Samsung BluRay DVD player and Bose sound system.
Carlota Villa offers midweek housekeeping. All of the National Park beaches, such as Trunk, Peter, and Cinnamon Bays, are less than a 10-minute drive from the villa.

2nd trip to Villa Carlota and it didn’t disappoint. Very conveniently located in Upper Peter Bay. Magnificent views from a spectacular home. Amenities were just as described if not better. Villa Team was fantastic and did everything to make our stay wonderful on the beautiful island of STJ. Special thanks to Betsy, Jan and Edward in making our family trip more than a wonderful time.
Fantastic service and communication with Betsy. She was fabulous and very timely. Couldn’t have asked for more!!

We truly enjoyed our stay at Villa Carlota. The house is incredible and has every amenity you can ask for. It is conveniently located close to 4 incredible beaches. The view from the villa is magnificent and truly breathtaking. It is a clean, comfortable place to vacation. Sometimes we struggled with leaving the property because it is such a great place to be!!
Where to Stay was great to work with. They were always there for my questions and great about reminders on things that were time sensitive.
They were a pleasure to work with.

We lucked in to staying at Carlota Villa on a last minute cancellation. It was truly one of the very best houses we have ever stayed in! We had two couples and 4 college aged kids - the layout was PERFECT. The house is comprised of 3 “buildings” - we stayed in the main house with a one room above us (perfect for a boyfriend situation), the girls all stayed in the house across from the pool (identical king bedrooms/large bathrooms) and the other adults stayed in the house above the garage (another king suite with a living area/pullout couch/mini kitchen downstairs). More than enough room for all of us to spread out comfortably. The kitchen was fully stocked with every appliance and utensil you would ever need. There is an indoor dining table and outdoor table plus a kitchen island and an outdoor bar with barstools that make for a perfect sunset cocktail spot. We used the snorkel equipment that was at the house, and there were at least 12 beach chairs that were very easy to transport to and from the beaches. AND - I cannot stress this part enough - THE VIEW!!! You can see SEVEN beaches from the upper balcony. As if overlooking Peter Bay wasn’t enough… Villa Carlota is by far my favorite and I hope we get the opportunity to work with Shawna to book this magnificent property again!
It was PERFECT. We were supposed to be on a catamaran which fell thru on our travel day. Shawna helped us connect with the house, Jeeps, drivers to and from the airport and ferry. She offered wonderful restaurant recommendations and chefs as well as day charters. She checked in with us multiple times throughout the week and so did the house manager (Edward) when the power went out. (No worries, there’s a generator.) Spectacular service and an incredible week in paradise!

Carlota Villa, St. John villa review
The pictures make this place look pristine and in great shape, but obviously there has been some damage to the property with storms, etc. They obviously did not take the necessary time to fix all of the issues before they accepted new renters.
First, the AC was broken in 2 of the bedrooms. They fixed this by taking parts from the main great room/kitchen unit which left these rooms muggy and hot the entire week. Also, neither ice maker was working. They did bring us the ice we needed but still broken none the less. There was water leaking down the walls in several places after it would rain at night. We had to put towels down in those spots. There were cushion covers missing from a few of the patio lounge chairs as they were waiting for new ones to come in. No water pressure in the bedroom in the carriage house. The beds are very high off the floor. Not a problem if you’re young and in good health but for older folks that might be an issue. There are steps for you to climb to get into the beds… lol! Also the washers were not working properly, leaving the clothing smelly. Treadmill didn’t work either. We did ask for a small refund from the owner because of these issues but he was very rude and actually blamed our group for every one of these. We will never rent from him again. His place is for sale so that says a lot! On a good note, the staff was very kind and accommodating and the kitchen is very well stocked! The villa was clean as well which was great!

PROS: The home was beautiful and the views were spectacular.
CONS: Owner monitored our stay through an outdoor camera positioned well enough to even see into the main living area of the home. The pool is also not heated. It doesn’t get enough sun and was extremely cold.
This was a trip for my husband’s 50th birthday in which we were hosting six other couples who were also staying on the island. Within an hour of moving the outdoor patio furniture so we could accommodate a table for 14 people outside, I received an email with an urgent request to understand why we moved all of the furniture. We were also accused of having a “ton” of balloons (there were exactly 15) and that we also moving furniture inside the home (which was not accurate at ). When I asked the house manager, who made a prompt visit the next day to “assess damages”, I asked her how the owner was informed we moved the outdoor furniture. She never gave me an answer. She told me the camera was not operable yet clearly it must have been.
It’s unfortunate that I had to video the entire house before we left to make sure no one charged me for “damages.”
If you don’t mind being monitored by the owner, I would highly recommend this property.

We can confirm that there is no working camera system at Villa Carlota. The camera mentioned in the review is pointed directly at the Caribbean Sea and was originally put there for the purpose of a weather feed to the villa website. The system has not worked since 2019 and it is not monitored by anyone. The event was discovered by the property manager who drove by the house and could see that the patio furniture was missing. He then took the pictures to report to the owner. The villa owner requires advance approval and an event fee for guests to host an event at the villa. Unfortunately, this policy was not followed.
