I love how the bedrooms are in a separate building from the main common area, and there’s even a guest house for even more privacy. Estate Rose stretches across a picturesque ridgetop between Great Cruz Bay and Chocolate Hole. This luxury villa occupies 1.1 acres and is ideal for guests who crave privacy without sacrificing convenience.
Towering palms, ocean views, and fragrant bougainvillea turns the villa exterior into a tropical oasis. Loungers, umbrellas, and al fresco dining surround the crystal clear lap pool, and a Jacuzzi tub overlooks the deck. Estate Rose offers panoramic views of sunsets over Pillsbury Sound, sunrises over the south shore, and the lights of St. Thomas to the west. A dining patio nestled in the gardens offers cushioned seating, two glass-topped tables, and a gas grill. Both covered verandas face west toward Great Cruz Bay and St. Thomas.
Inside the spacious main pavilion, guests will find a common area equipped for lounging, dining, and cooking. The living area opens to the dining patio and the veranda, and features a piano, cable TV, and cushioned sofas. There are several spots inside to dine, including the formal dining table, the breakfast bar, and the kitchen’s dining nook. The kitchen also features stainless steel appliances, a coffee maker, and a blender. Around the corner, separate doors lead into the powder room, a laundry room, and a pantry. The fully air-conditioned interiors also include WiFi and exterior access from every room.
The two-story sleeping pavilion houses three bedrooms on the upper level and an entertainment room on the lower level. Each of the three bedrooms has HDTV, an ensuite bathroom, and access to the covered porch. The master suite also opens to the garden terrace and has a king bed. Another king suite sits next to the master, and a queen suite sits on the opposite side. Downstairs, the entertainment room has its own bathroom, sitting areas, and HDTV. The entertainment room also provides two double sofa beds for additional sleeping space. For more privacy, guests can stay in the cottage, which offers a queen suite, living and cooking areas, a bathroom, and exterior access
Estate Rose has a secluded location close to entertainment, beaches, dining, and shopping. The Westin Resort is nearby on Great Cruz Bay, where you can stop by for lunch, cocktails, or spa services.

Such a beautiful Estate!!!
Estate Rose, St. John villa review
Estate Rose was absolutely stunning. This was our first visit to St. John and Betsy helped us talk through all the properties and we finally decided on this amazing villa. We arrived in beautiful St. John a little late because our flight was delayed and we were greeted from the ferry by Wini, our wonderful concierge. When we pulled into this estate (it is a large and private property very close to Cruz Bay) we were blown away by its beauty. The pool was so large, and it overlooked Chocolate Bay. There is a lovely patio off the main house that overlooks Cruz Bay and the Westin (which was quiet in July). Every corner of the property had such gorgeous views, and this would be the perfect place to stay with a group of adults or a family with older (adult children). It may have been a little too large for our family, but we didn’t care because it was absolutely perfect with the pool for my kids who love to swim. There is a main home that has a piano, large sitting area, fully stocked kitchen, laundry room, and a bathroom. We were even greeted with some wine, muffins, and cheese in the fridge. This property is so beautiful that you do want to eat your dinners here. We also enjoyed the hot tub off of the pool! We spent the first two mornings hanging out at the property until around 1pm, because it was so nice swimming in the pool. The only thing to note about this property for families of children is that the bedrooms are not connected to each other. I talked to Betsy about this in detail and decided it was OK because our girls are 11 and 12, but we still didn’t love that they were not connected (but the pool and property made up for that which is why we chose this villa). There are three bedroom suites with king beds, nice bathrooms and closets (not connected but next to each other) in one house that are next to the pool. There is also another bedroom and kitchenette/living room on the other side of the property off of the driveway, so this villa would be perfect for four couples or families with adult children. The beds were comfortable, and everything was very nice and extremely clean and spotless. We enjoyed seeing iguanas and lizards from time to time, and also a deer walked on the property one night. It was just so perfect. We would love to come back with friends. One other thing to note is that next time we would bring a backpack cooler (because you are carrying everything to the beaches- they had coolers, but the backpack cooler would be something I would bring on the plane next time because it would be easier to carry) and also they did not have big beach bags for towels, so maybe pack a large beach bag. They provided chairs to carry. They also provided floats for the pool and towels and everything else that you may need! We highly recommend the Estate Rose. It was perfect and luxurious, and we had such a wonderful family vacation here.
Betsy was amazing! She truly was the best. She explained everything and helped answer all my questions (I had a lot) and had so much patience with me while I was very undecisive since it was our first time to the island. I highly recommend her!

A Beautiful Home in St. John
Estate Rose, St. John villa review
We absolutely LOVED this property!! It was very well appointed in the kitchen and main house, the beds were super comfortable, the air conditioning worked well, we loved the private pool and hot tub and the views from all the outdoor areas were spectacular! It was located close to Cruz Bay with all the restaurants, shopping, etc. only about 10 mins away. The beaches were a bit further, but still only 20-30 mins from the house to the first of the Northern beaches. We HIGHLY recommend this villa and especially working with Where to Stay and Betsy and crew. They were the BEST!!!
It was top notch - Betsy answered all of our questions, which were many and was readily available whenever we needed her. She even helped me decide exactly which villa to rent based on our conversations. Whenever I travel to St. John, I will always use Where to Stay!!

Estate Rose, St. John villa review
Estate Rose is perfect. The views, the open air great room, the separate sleeping quarters, pool and outdoor areas… All are breathtaking and beautiful. Easy drive to Cruz Bay, North Shore and everywhere in between. The breeze, sunrise and sunset just add to the splendor of this property. Super grateful the owners share it. Also, ordering groceries (Starfish market) and arrival meals (Christie’s)and having them delivered so when you arrive you are set is highly recommended. We also sailed on Sweet Revenge II with Big Blue Excursions and they are super awesome too!
Shawna and her team ensured we took all the steps needed to have the perfect stay. Thank you!

Estate Rose, St. John villa review
Villa Estate Rose was amazing. Beautiful landscaping, great pool, spacious, great kitchen and very close to “downtown”. A few minor hiccups but all were taken care of quickly. The views from both sides are breath taking. The kids loved the hot tub. Been going to St. John for 25 years and try to stay at different villas every time. Maybe not next trip!
Shawna was great and a big help. We needed 2 villas and she made it work.

Secluded location yet close to downtown, beaches and the grocery store. Very clean, spacious and well equipped accommodations for 8. The description of the villa and the photos were spot on!
Starting with Shawna and the booking process to leaving the Estate Rose Villa everything was perfect. Shawna’s guidance, recommendations and response time for questions and initial inquiry will be the reason for us to check back with her on our next vacation search for a place to stay!
